For Developers of Private Residences · Abu Dhabi

A home that
adapts to you.
From the day you arrive.

Arba'a is the wellness intelligence built into the private residence. With the owner's permission, it links to their wearable, turns their wellbeing score into the perfect day, and quietly guides the household to prepare the home around them.

Now an interactive prototype. Wearable integrations, residence controls and the private service are proposed for phase one.

The Developer Opportunity

Every residence has the spa, the gym, the cellar and the chef's kitchen. What it has never had is a home that knows how its owner is.

At the top of the market, the spa, gym, cellar and chef's kitchen are expected. Buyers have seen them all. What they have never seen is a home that knows how they are.

Arba'a gives the residence that awareness: with the owner's permission, it listens to their wearable, turns their score into the perfect day, and lets the household prepare the home around their body—rest, recovery, nourishment and calm.

Built in from day one, it belongs to the house itself rather than arriving as something added later.

Every estate has staff. Arba'a gives them intuition.

Arba'a is the feature no other estate can offer: a home that adapts to you.

The prototype shows the intended experience: the owner's wearable is connected with permission, Arba'a creates the perfect day from their score, and the household prepares the residence around them. Live integrations and residence controls are proposed for phase one.

Household Responds
01

Link the owner's wearable

With the owner's permission, Arba'a receives the signals that matter—sleep, recovery, energy and strain. The residence never needs to ask the owner to explain how they are.

Private by permission
02

Read the wellbeing score

Arba'a brings the approved signals into a simple wellbeing score: how ready the owner is, what their body needs and what the day should feel like. The score is theirs to understand and control.

Owner-controlled signal
03

Compose the perfect day

Arba'a turns that score into a quiet sequence across the home: a lighter breakfast, a warm hammam, a gentler training session, a considered lunch or a calmer evening. The household prepares what helps, in the right order.

The home's daily intelligence
04

Let the household respond

Each morning, Arba'a gives the household a single tone for the day. Before the owner wakes, the house manager, chef and housekeeper already know how to meet them: softer light, rooms prepared, the right breakfast and a quieter house. The owner never has to explain how they are.

Quietly in step

The Morning Tone

The residence that reads the room.

The finest house managers have always had an instinct for it. They read the person they serve in the first second of the morning. Arba'a gives that instinct to the whole household.

Each morning, Arba'a turns the owner's score into a single tone for the day. The owner sees their full reading. The household sees only the tone and how to meet it.

One tone for the whole household Daily / 06:15
Hushed. A difficult night. Soft voices, slow pace, nothing asked before coffee.
Gentle. A little tired. Warm, easy and unhurried.
Steady. A good night. Normal rhythm, normal day.
Bright. Fully restored. Energy, plans and the day ahead.
Why the kitchen.

The kitchen is where the household gathers before the owner wakes. That's why the Arba'a surface lives there, set into the stone, and the first thing the staff see each morning.

This morning: Hushed

Layla slept poorly. Please meet her gently.

Speak softly and keep the house quiet until 9. Coffee first, before anything else. Curtains half drawn in the bedroom and dressing room. Hold non-urgent questions and deliveries until after 10. A light breakfast, with water and fresh fruit.

What the owner sees

Good morning, Layla.

Today's reading: 61. Lower than your usual. You slept 5 hours 10 minutes, with a restless night.

Your household has been told it's a Hushed morning.

Change today's tone Keep this morning private

The staff never have to guess. The owner never has to explain. And the owner always has the final word.

For the Developer

One feature that makes the residence impossible to compare.

Arba'a is specified with your architect and interior designer from the earliest drawings. It gives your sales team a story buyers understand in one sentence: a home that adapts to you.

For the owner, it becomes a private service that continues after handover—an everyday reason to remember who made the residence different.

01
Make the residence unrepeatableGive buyers a feature no brochure across town can match: a home that responds to them from the day they arrive.
02
Turn wellbeing into a sales storyMove the conversation beyond amenities. Arba'a is understood immediately and remembered long after the viewing.
03
Keep value after handoverA private service that continues for the life of the home, keeping your name present in the owner's everyday life.
04
Design it in from day oneWork alongside the architect and interior designer to specify the surface, materials, access and service before construction.

One Day in an Arba'a Home

The owner never asks.
The household already knows.

The residence responds in small, exact moments. The Arba'a surface sits flush in the kitchen stone—dark until it is needed. Below is one example of how a score becomes a day, moving through the home's spaces, people and atmosphere.

01

Rest · Nourishment

A gentler morning

Kitchen Surface · Hammam · Breakfast

Good morning. You slept lightly last night, so your household knows it's a Hushed morning. The hammam will be warm at 7:30, breakfast is lighter and training has been eased.

Training, adjusted

Training Room · Breath · Recovery

A lower score changes the plan before the owner arrives. The trainer arrives with a gentler plan, the sequence is shorter and the rest of the morning is protected.

03

Nourishment · Energy

Lunch for the afternoon

Kitchen · Chef · Hydration

A demanding morning shows in the score. Lunch is adjusted to steady energy through the afternoon, while the chef sees guidance—not health readings.

Lighting · Temperature · Quiet

The residence moves at the owner's pace. Spaces are held, lighting is considered and the day becomes easier to inhabit.

Pool · Hammam · Soft Light

As the score calls for recovery, the pool or hammam is ready and the ground floor begins to soften into evening.

What Arba'a Gives You

A residence that cannot be compared.

At this level, every residence has the spa, the gym, the cellar and the chef's kitchen. Arba'a gives your buyers something they cannot tour elsewhere: a home that knows how they are and prepares the day around them.

◎
A home that adapts to you

With permission, the owner's wearable is linked to Arba'a. Their wellbeing score becomes the perfect day, and the household prepares the home around it.

⬡
A residence that cannot be compared

When buyers view your home, they meet a house that responds to them—something no brochure across town can match.

◈
A story that sells itself

A home that adapts to you is understood in one sentence and remembered long after the viewing.

◷
Specified in the joinery

Designed with your architect and interior designer from the earliest drawings, Arba'a sits flush in the kitchen stone and is finished in the materials of the home.

◌
A relationship after handover

Arba'a's private service continues for the life of the home, keeping your name present in the owner's everyday life.

◉
Discretion as standard

Wellbeing information stays within the residence. Nothing leaves without the owner's consent, and staff never see raw readings.

By commission: each installation is matched to the residence's stone, metals and hardware—numbered, and never repeated.

The Prototype

A clear vision, ready to be specified.

Arba'a is currently an interactive product prototype. It shows the experience a buyer will understand: a private residence linked to its owner's wearable, a daily score that shapes the perfect day, and a home that adapts around it. Production integrations, residence controls and private service are the next phase.

Discretion by Design

The home should know enough to help—and nothing more.

The Arba'a residence is designed around permission. The owner decides what is linked, what is shared and for how long. Wellbeing information stays within the residence; staff receive preparation guidance, never raw readings. The current prototype uses sample or manually entered values; live connection is part of phase one.

The owner's control

  • Explicit owner permission before any wearable is linked
  • The owner can control access and revoke it
  • Staff see only the morning tone and what their role requires
  • The owner can change the tone or keep any morning private
  • No raw readings are shared with the private chef or house team
  • No notifications, advertising or sale of wellbeing data
  • Clear retention, deletion and service boundaries
  • Data-residency and legal review before launch

Arba'a is intended as wellness guidance, not diagnosis or treatment.

Questions Developers Will Ask

A home that sounds extraordinary—and is clear about how it works.

No. Arba'a doesn't control the house. It reads the owner's wellbeing and guides the household. The people of the home do the preparing, which is what makes it feel like service rather than technology.

The morning tone and simple guidance for their role. Never scores, sleep data or health readings.

Yes. The owner can change the day's tone, keep a morning private, or revoke access to their wearable at any time.

Wearable connections are planned for phase one. We'll confirm the supported devices during the developer specification.

From the earliest drawings, alongside your architect and interior designer, so the surface is part of the joinery rather than added later.
